My objective is to provide you with a Real Estate Market snapshot of the Canyon Creek community in NW Austin. This report reviews the current market conditions and expectations as we continue on into second quarter of 2013.
Canyon Creek is one of the most desired neighborhoods in NW Austin. It’s a prestigious master planned community that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek offers homes from the high $200,000’s to the mid $500,000’s and includes 2 gated sections offering detached garden/condo home living options.
One of the gated communities called the Villas at Canyon Creek by David Weekley Homes is currently building out the last of the 53 detached condos. I’ve separated these out from the resale properties.
Active Listings in Canyon Creek
As of May 6th the inventory in Canyon Creek is low with only 5 homes on the market. There is less than 1 month of inventory available thus creating a true seller’s market. If you are thinking of selling in Canyon Creek this spring it is an excellent time to get your home listed. If you are priced and staged well your home will sell.

The pending sales in Canyon Creek; has risen to 20 pending homes, which bodes well for the spring market. It is good to see buyers finding homes in the Canyon Creek real estate market in-spite of the slimming inventory.
